Built from what your building has and what has failed before — not from a template someone printed once.

Late Winter — Before The Melt

Sump pump run-tested under load, float and check valve verified, backwater valve opened and cleaned, discharge line checked for ice. The one visit that decides whether March costs you a flooded basement.

Scheduled February–March, before the ground thaws and the spring rain arrives.

Spring & Summer — Drains And Roots

Hydro-jetting of the stacks and branches that have failed before, camera run on the line with a history, root intrusion cleared while it is growing rather than after it blocks.

Set from what the camera found last time — not from a fixed calendar interval.

Autumn — Hot Water And The Freeze

Water heaters inspected, relief valves checked, sediment addressed. Exterior hose bibs shut down and drained, unheated areas and crawl spaces checked for the lines that burst first.

Scheduled October–November, before the first hard freeze.

Year-Round — The Building Itself

Shut-off valves exercised and mapped so the next emergency does not mean closing down the whole property. Common area fixtures, laundry rooms, janitor sinks and floor drains checked on the same pass.

Mechanical room, stacks, sump and backwater valve, water heaters, shut-offs, and the units with a history. No charge, and no obligation to sign anything afterwards.

What we suggest checking, when, and roughly how many hours each visit takes — so the annual cost is a number, not a mystery. Cut what you do not want.

Rate and response times in writing, Certificate of Insurance and WSIB clearance to your office, vendor forms completed. One page.

What does a maintenance contract cost?

There is no monthly retainer and no fee to open one. You pay for the work: $110/hr per technician from the moment we arrive, with no service-call or travel charge, plus fixed quotes on anything larger. The scheduled visits themselves are estimated in hours after we have walked the building, so you know the annual figure before you commit to it.

What is actually in the schedule?

It is built from what your building has, not from a template: drain stacks and the lines that have failed before, sump pumps and backwater valves, water heaters, shut-off valves, exterior hose bibs before the freeze, and the fixtures in common areas. We propose the intervals after the walkthrough and you cut what you do not want.

What happens if something breaks between scheduled visits?

You call the same number. Buildings on an agreement get round-the-clock callout — any hour, weekends and holidays — and priority dispatch when two jobs land at once. That is the main thing the agreement buys, and it is not available without one.

Can we cancel?

Yes. The agreement sets the rate and the response times; it does not lock you into a term with a penalty. If the service is not what we promised, the correct outcome is that you stop, not that you pay out a contract.

Can one agreement cover several buildings?

Yes — that is the usual case. One agreement, one rate, one point of contact, and invoices issued per building so each property carries its own cost. Adding or removing a property later is a note, not a new contract.

Will the same people come back each time?

Yes. We stay deliberately small so the crew that walked your building is the crew that returns to it. Preventive maintenance only pays off if somebody remembers what the stack looked like last spring.

Is a written report included?

Every visit comes back with one: what was checked, what was done, photographs where they matter, and a list of what needs attention with a rough priority. It is written to be forwarded to an owner or a board without translation.
