Thornhill Specifics

What We See Most In Thornhill

Thornhill mixes housing like nowhere else nearby: postwar village homes with original cast iron and galvanized lines, 80s subdivisions, and a wall of condos along Yonge Street. Each has its own failure points, and we work all of them — including buildings, where property managers know us for unit turnovers and stack work.

Cast Iron & Galvanized In Postwar Homes

Original drains from the 50s–70s rust from the inside until a belly or a crack shows up. We camera the line for $220 with a main clearing, tell you honestly what can wait, and fix what cannot at a fixed quoted price.

Condos On The Yonge Corridor

In-suite shut-off valves, kitchen stack backups, laundry and dishwasher hookups — condo plumbing has its own rules and its own paperwork. We carry the insurance certificates buildings ask for and already maintain 10+ residential buildings across the GTA.

Русскоязычный Торнхилл

Значительная часть Торнхилла говорит по-русски — и мы тоже. Опишите проблему на родном языке, узнайте цену до начала работы: страница по-русски.

Our base is in Maple, so Thornhill calls get handled fast — usually the same day. Phone rather than using the form if water is running. Request a free estimate for anything that can wait, or call for anything that cannot.

City of Vaughan Rebate

Get Up To $750 Back From the City

The City of Vaughan's Back-Water Valve Subsidy Program covers 50% of the invoiced cost of installing a certified back-water valve, up to $750 — including labour, materials, permit fee and tax. We handle the licensed installation, take out the permit and meet the inspector ourselves — and the permit fee is one of the costs the subsidy covers. The application is straightforward. Thornhill straddles the Vaughan–Markham line: on the Vaughan side this subsidy applies as-is, and on the Markham side the City of Markham runs its own flood-protection rebate program — tell us your address and we will point you to the right one.

  • 50% of invoiced cost, up to $750 maximum
  • Covers labour, materials, permit fee and tax — we pull the permit
  • Valve must be installed by a certified plumber
  • First-come, first-served — subject to available city funding

Simple, Honest Rates

No hidden fees — you'll always know the cost before we start.

Additional Hours
$110/hr + tax

Billed per additional hour beyond the first, in clear increments. The rate is per technician — if a job needs two of us, we tell you before we start.

Main Drain Clearing
$560+ tax

Clearing the main sewer line of a single-family home with an accessible cleanout.

  • Camera inspection$440 $220
  • Hydro-jetting$440 $220

Half price when added to the same visit — there is no second trip to pay for. You keep the recorded video and a written condition report.

Drain prices are for a single-family home with an accessible cleanout, with the camera run from the house to the property line. Priced separately: access through a pulled toilet or roof vent when there is no cleanout, sonde locating of the line, and any excavation.

The same rates apply right across Vaughan — we do not price by neighbourhood. See the full 2026 price list, including camera work, hydro-jetting and the city rebates. Larger jobs — renovations, installs, backwater valves, sump pumps — are quoted as a fixed price upfront after a quick assessment, not billed hourly. Request a free estimate. Inspections are different: camera work, leak detection and pre-purchase reports are billed at the rates above, because what you get is the findings and the footage, not a quote. If you go ahead with the repair, the inspection fee comes off your invoice.

Questions

Frequently Asked Questions

How much does a plumber cost in Vaughan?

A service call is $160 plus tax, covering travel plus the first hour on site, then $110 an hour per technician. Clearing a main drain is $560, or $780 with a camera in the same visit. Our base is in Maple, so Vaughan calls carry no distance charge and usually get handled the same day. Backwater valve work is quoted as a fixed price after a free assessment, and the city covers 50% of the invoice up to $750.

My kitchen sink is blocked. Can you fix it the same day?

Usually yes. A blocked kitchen sink in Vaughan is a same-day call for us because our base is in Maple. The service call is $160 plus tax, which covers travel and the first hour, and clearing a sink or a branch line almost always finishes inside that hour. We use a machine snake, not chemicals. If the blockage turns out to be in the main line rather than the sink, that is $560 and we tell you the price before we switch jobs.

Do you cover both the Vaughan and Markham sides of Thornhill?

Yes — Thornhill straddles the Vaughan–Markham line, and we take calls on both sides of Yonge. Our base in Maple is about ten minutes away, so most visits are same-day.

How much does Vaughan pay toward a backwater valve?

The City of Vaughan's back-water valve subsidy covers 50% of the invoiced cost up to $750, including labour, materials, permit fee and tax. Funding is first-come, first-served each year, so the application is worth submitting promptly. We pull the permit and meet the inspector, and our invoice is itemised the way the application requires.

My sump pump has never been tested. Should it be?

Yes, annually, and ideally in late winter before the melt. A pump that has sat idle for a year can seize, and the failure only shows up on the day you need it. Testing it is a short visit, and on a service agreement it is part of the scheduled maintenance rather than a separate call-out.

Do you offer emergency plumbing service?

Yes — we take urgent calls for burst pipes, sewer backups and active leaks. Most calls in the GTA are answered same-day; call (437) 559-9778 directly for the fastest response.

What areas do you serve?

We work across the Greater Toronto Area, including Toronto, North York, Scarborough, Vaughan, Richmond Hill, Etobicoke, Mississauga, Brampton, Oakville, King City and Aurora. See our full service area for details.

Are you licensed and insured?

Yes — all of our plumbers are fully licensed and insured, and we carry WSIB coverage with a Certificate of Insurance available on request for property managers and commercial clients.

How much does a service call cost?

Our standard service call is $160 + tax, which covers travel and the first hour of labour. Additional hours are billed at $110 + tax. Larger jobs — renovations, installs, backwater valves, sump pumps — are quoted as a fixed price upfront, and that estimate is free. Inspections — camera work, leak detection, pre-purchase reports — are billed at the rates above, because the result is the findings and the footage rather than a quote. If you go ahead with the repair, the inspection fee comes off your invoice. See our full pricing.

Do you work with property managers and commercial buildings?

Yes — we currently maintain 10+ residential buildings across the GTA, handling everything from emergency callouts to scheduled maintenance, turnovers and drain work. Buildings on a service agreement are billed $110/hr from arrival with no service-call fee and get 24/7 callout. See our property management and commercial plumbing services.

Is there a rebate for backwater valves or sump pumps?

Often, yes. The City of Toronto offers up to $6,650 per property through its Basement Flooding Protection Subsidy Program, and several other GTA municipalities run their own programs. See our rebate details for your area.

Ankor Plumbing Service GTA branded company truck

About Us

Based In Maple, Working Vaughan Since 2013

Ankor Ltd. is registered in Maple, and Vaughan has been our home ground since 2013. The company started when our founder left the firm he worked for and the residential buildings he had been maintaining asked him to keep servicing them; the business grew from there without a marketing budget, on repeat work and referrals across Vaughan and the north end of the GTA.

Being based here is not a slogan — it is why a Vaughan emergency call gets a truck sooner than one dispatched from downtown. It is still a family business: the office answers the phone, the plumber who quotes the job does it, and the price is agreed up front. Licensed, insured, WSIB-covered, permits taken out by us.

  • Fully licensed & insured plumbers
  • Transparent pricing, no surprise fees
  • Flexible scheduling, including urgent calls
  • Residential & commercial experience

Pro Tip

Stop Basement Flooding Before It Starts

Heavy rain and sewer back-ups are one of the most common — and most preventable — causes of basement flooding in the GTA. A properly installed backwater valve stops sewage from being pushed back into your home, while a sump pump clears rising groundwater before it ever reaches your floor. Together, they're the cheapest insurance policy your basement will ever have.
