No hot water is not one problem with one answer. Before quoting a replacement we establish whether the tank has actually failed, because sometimes it has not.
Rental agreements are the norm in Ontario and they are comfortable until you add them up: the monthly charge continues for as long as the unit is in the house, long after a purchased tank would have paid for itself. We sell and install units you own. If your current one is rented, the rental company handles the return or buyout — we fit the replacement once that is settled.
A tank is cheaper to install and simpler to service, and for most households it is the right answer. Tankless makes sense when hot water runs out with a full house, when the mechanical room is tight, or when nobody wants to replace a tank again in eight years. We tell you which one your house actually needs rather than which one has the better margin.
No hot water can be a thermocouple, a failed element, a tripped limit switch or a mixing valve rather than a dead tank. Lukewarm water in one bathroom and hot everywhere else is almost never the heater. We diagnose first — the service call is $160 and it comes off the invoice if the repair is ours.
Old unit drained, disconnected and taken away. New unit set, connected and pressure-tested, with shut-off and expansion arrangements brought up to current code rather than reused because they were there. You get the manufacturer warranty documentation, not a verbal assurance.

Drain prices are for a single-family home with an accessible cleanout, with the camera run from the house to the property line. Priced separately: access through a pulled toilet or roof vent when there is no cleanout, sonde locating of the line, and any excavation.
Larger jobs — renovations, installs, backwater valves, sump pumps — are quoted as a fixed price upfront after a quick assessment, not billed hourly. Request a free estimate. Inspections are different: camera work, leak detection and pre-purchase reports are billed at the rates above, because what you get is the findings and the footage, not a quote. If you go ahead with the repair, the inspection fee comes off your invoice.

About Us
Ankor Ltd. has been working across Toronto since 2013. The company started when our founder left the firm he worked for and the residential buildings he had been maintaining asked him to keep looking after them — which is why a family-sized crew ended up servicing apartment buildings alongside houses. In Toronto that mix is exactly right: the same week can take us from a century home on the Danforth to a mechanical room downtown.
It is still a family business. Calls are answered by our office rather than a call centre, the plumber who quotes the job is the one who does it, and the price is agreed before anything is opened up. Every plumber is licensed and insured, we carry WSIB coverage, and we take out the permits and meet the inspectors on the work that needs them.
City of Toronto Rebate
The City of Toronto's Basement Flooding Protection Subsidy Program reimburses homeowners for eligible flood-prevention work — including the exact backwater valve and sump pump installations we do every week. We handle the licensed installation, take out the building permit and meet the inspector ourselves — the permit is a condition of the subsidy, and it is the part most homeowners get stuck on. The rest of the paperwork is straightforward and we're happy to walk you through it.

It depends on the age and what failed. A thermocouple, an element or a control on a unit under about eight years old is usually worth repairing. A leaking tank is not — once the steel has gone there is no repair, and a slow leak in a basement gets expensive fast. We diagnose before quoting; the $160 service call comes off the invoice if the work is ours.

Tankless earns its cost when a full house runs the tank dry, when space is tight, or when you want to stop replacing units every eight to twelve years.
