Richmond Hill grew in waves, and you can date a house by what is behind its walls. The streets around Mill Pond and the older Yonge corridor have the plumbing you would expect of their age. The City of Richmond Hill reimburses homeowners up to $1,500 toward a backwater valve installation. Both a building permit and a plumbing inspection are conditions of the subsidy — we take out the permit and meet the inspector, and the application goes in once the work has passed.
In Oak Ridges and Jefferson the recurring complaint is not a broken heater but an undersized one: a tank that cannot cover two showers and a dishwasher, or a far bathroom that runs cold for a minute and a half. The fix is sizing, a tankless unit or a recirculation line — we work out which after seeing the house.
The older streets in the centre of town have clay laterals, mature trees and supply lines that predate the subdivisions around them. Same approach as anywhere of that age: camera first, jet what is sound, and a fixed quote to replace what is not.

The City of Richmond Hill's Backwater Valve Subsidy Program reimburses homeowners up to $1,500 toward the cost of installing a backwater valve. We handle the licensed installation, take out the building permit and meet the inspector ourselves — both are a condition of the subsidy. About Us
Ankor Ltd. is based in Maple, a few minutes from Richmond Hill, and has been working here since 2013. The company began when our founder went out on his own and the residential buildings he had been maintaining followed him, and it has grown on repeat work across Vaughan, Richmond Hill and the surrounding towns rather than on advertising.
It is still a family business. Our office answers the phone, the plumber who quotes the work is the one who carries it out, and the price is agreed before anything starts. Licensed, insured and WSIB-covered — and on backwater valve work, where Richmond Hill requires both a permit and an inspection before it will pay the subsidy, we handle both.
