On The Ground In Mississauga
Mississauga is not one housing stock, it is four. The old lakeshore villages, the sprawling subdivisions that went up between the seventies and the nineties, the towers around Square One, and the pockets out east that were built before any of it. Each one fails in its own way, and knowing which one you live in is most of the diagnosis.
The oldest housing in the city, on the lowest ground, with the biggest trees. That combination gives us most of our root calls south of the QEW: clay and cast iron lines that have been in the ground sixty years or more, joints that have shifted, and mature maples and willows that find every one of them. A camera run tells you whether you have a blockage or a broken line, and on these streets the answer genuinely goes both ways.
The subdivisions came with sump pumps from day one, which is good news until you work out how old the pump is. Most of what we replace out here is original equipment quietly reaching the end: a pump that cycles too often, a float that sticks, a check valve that lets the water fall back. The other recurring one is the discharge line — run too short, it puts the water straight back beside the foundation and the pump spends its life moving the same bucket.
In a tower, the plumbing that is actually yours stops at the wall. Everything past it belongs to the building, and touching it without the right paperwork is how people end up paying for someone else’s ceiling. We work inside that line — fixtures, valves, in-suite drains, the shut-offs that never got replaced since handover — and we carry the certificate of insurance and WSIB clearance that property management asks for before anyone is let in.
East and north of the middle, a lot of houses still have their original galvanized supply and cast iron stacks. Galvanized narrows from the inside until the shower goes weak while the kitchen tap is running — and no amount of drain cleaning fixes a supply problem. When a kitchen line here blocks every few months it is almost always grease lining the pipe rather than one obstruction, which is a jetting job, not a snaking job.
Rebates Are Municipal
This trips up almost everyone who reads about flood-protection money online. The City of Toronto subsidy that pays up to $6,650 per property is a Toronto programme — it stops at the city line. Mississauga sits in Peel Region, with its own rules, its own budget and its own paperwork, and those terms get revised.
So we do the boring thing rather than the flattering one: before quoting a backwater valve or a sump pump in Mississauga, we check what is actually available for your address today, and we tell you plainly if the answer is nothing. Either way the work is the same and so is our part of it — we take out the building permit and meet the inspector ourselves, because that is a condition of every one of these programmes and it is where most homeowners get stuck.

The same as anywhere else we work — we do not price by postcode. A service call is $170 plus tax and covers travel plus the first hour on site; after that it is $110 an hour per technician. Clearing a main drain is $560, or $780 with a camera run in the same visit. Larger work — a backwater valve, a sump pump, a water heater, a renovation rough-in — is quoted as one fixed price after a free assessment.
First we separate two different problems that look identical from the top of the stairs. Sewage coming back up the floor drain is a sanitary backup, and a backwater valve is the direct answer. Clean water seeping in is groundwater, and no valve helps — that needs a sump pit and pump with the discharge run properly away from the foundation. South of the QEW we often find both on the same street, because the older lines and the low ground come together there. A camera run settles which one you have before anyone quotes a repair.
Yes. We work on the unit side — fixtures, valves, in-suite drains, shut-offs — and send your property management office the certificate of insurance and WSIB clearance before the visit. Where a job crosses into the building's stack or common services, that is the corporation's side and it needs their approval first; we will tell you when that line is reached rather than opening a wall and finding out.

Mississauga is one municipality for permits and inspections, so the paperwork is the same wherever in the city you are. Call to confirm timing for the same day, since Mississauga is a longer run from our base in Maple than our closer areas.

About Us
Ankor Ltd. has been working across the west end of the GTA since 2013, from the old lakeshore streets in Port Credit and Lakeview out to the newer subdivisions around Erin Mills and Meadowvale. The company began when our founder went out on his own and the residential buildings he had been maintaining came with him — which is why we are equally at home in a small bungalow and in a condo tower's mechanical room along Humber Bay.
It is still a family business. Calls reach our office, not a call centre; the plumber who quotes the job does the job; the price is agreed before anything is opened. Licensed and insured with WSIB coverage, and the permits and inspections on flood-protection work are handled by us rather than left to you.
