The Recurring Blockage Problem

If You Are Snaking The Same Line Twice A Year, You Are Renting A Fix

Commercial kitchen and laundry lines fail on a schedule for a reason. Grease and scale build a lining inside the pipe, the bore narrows, and a snake punches a hole through the middle of it. The line drains again, everyone goes home, and the wall closes back up over the next few months.

  • Hydro-jetting scours the pipe wall back to full bore instead of holing through the blockage
  • A camera run afterwards shows what is actually there — clean pipe, a sag holding water, roots, or a broken section
  • A written report and the footage stay with you, so the next conversation with your landlord is about evidence
  • A maintenance interval set from what the camera found, not from how often it last failed

Sometimes the answer is that the pipe is fine and the kitchen needs a different grease routine. We would rather tell you that than sell you a visit every quarter.

Replacements, installs, refits and excavation are quoted as a fixed price after a walkthrough or from your drawings — not billed hourly. The walkthrough is free.

Hourly rates are per technician. If a job needs a second person — anything that cannot be done safely alone, or a line that has to be worked from two ends — we tell you before we start, not on the invoice.

Jetting, camera work and excavation on a commercial site are quoted per site, because access, cleanout location and line length change the job. Our published single-family drain prices are on the residential pricing page as a reference point. Send us the site and you get the number before anyone is dispatched.

Do you do commercial plumbing, or only houses?

Both. Alongside our residential work we service commercial premises and 10+ residential buildings across the GTA — restaurants and cafés, retail units, offices, and the mechanical rooms and washroom groups that come with them. The crew, the licence and the insurance are the same; what changes is the scheduling and the paperwork.

What does commercial plumbing cost?

The same published rate as everything else we do: $160 + tax for the service call, covering travel and the first hour, then $110/hr. Premises on a service agreement pay $110/hr from arrival with no service-call fee and get round-the-clock callout. Replacements, installs and fit-out work are a fixed written quote after a walkthrough, and the walkthrough is free.

Can you work outside our trading hours?

Yes. For premises on a service agreement we schedule planned work — jetting, water heater swaps, fixture replacement — before opening or after close, so the floor is not shut down mid-service. Emergency callouts are round-the-clock for agreement clients and same-day during working hours for everyone else.

Our kitchen drain backs up every few months. Can that be fixed properly?

Usually, yes. A line that blocks on a schedule is almost never a one-off clog: it is grease and scale narrowing the pipe, and snaking punches a hole through it that closes again. Hydro-jetting scours the line back to full bore, and a camera run afterwards shows what is actually left — a sag, a broken section, or clean pipe. That is the difference between a fix and a subscription.

Do you carry insurance our landlord will accept?

Yes. We provide a Certificate of Insurance naming the property where your lease requires it, plus a current WSIB clearance certificate, before the first visit. Ankor Ltd. is an Ontario corporation, OCN 1000623750, licensed and working across the GTA since 2013.

Can you invoice the landlord and the tenant separately?

Yes. Tell us how the work splits — base building versus tenant improvement — and the invoice is issued accordingly, with your work order or PO number on the document so it clears your accounts without a phone call.
