Commercial & Property Management Plumbing

From a flooded unit at 2am to the annual sump pump service nobody wants to think about — handled by the same licensed crew, in the same buildings, year after year.

Emergency & After-Hours Callouts

Burst risers, flooded units, sewer backups, failed shut-off valves, no hot water in the building. We isolate the problem first so the rest of the property stays in service, then repair.

Drains, Stacks & Main Lines

Blocked kitchen and laundry stacks, recurring backups on the same riser, tree roots in the building sewer, hydro-jetting, camera locating, and sewer line repair or replacement including excavation.

Unit Turnover & Make-Ready

Between tenants: faucets, toilets, angle stops, supply lines, tub and shower valves, sink and vanity swaps. Several units in one visit, on the schedule your leasing calendar needs.

Water Heaters & Water Lines

Tank and tankless replacement, recirculation problems, copper and PEX repairs, riser work, shut-off valve replacement and mapping so the next emergency does not mean shutting down the whole building.

Backwater Valves & Sump Pumps

Flood protection for basements, parking levels and mechanical rooms: backwater valve installation and replacement, sump pump install, testing and annual service before the spring melt, not after it.

Camera Inspections & Written Reports

Video of the line, photographs of what we found, and a written condition report — the kind you can attach to a work order, a reserve fund discussion or an insurance claim instead of relaying it verbally.

Common Areas & Mechanical Rooms

Laundry rooms, janitor sinks, hose bibs, floor drains, pumps and shut-off mapping. Scheduled preventive visits so the small failures get caught before a tenant reports them.

Projects & Installs
Fixedquote

Replacements, installs, riser work, excavation and renovations are quoted as a fixed price after a walkthrough — not billed hourly. The walkthrough is free.

Hourly rates are per technician. If a job needs a second person — a stack that has to be worked from two floors, anything that cannot be done safely alone — we tell you before we start, not on the invoice.

Drain clearing, hydro-jetting, camera work and excavation in a building are quoted per site, because access, cleanout location and stack layout change the job. Our published single-family prices are on the residential pricing page as a reference point. Send us the building and you will get the number before anyone is dispatched.

An agreement is not a retainer and there is no monthly fee to sign one. It is the arrangement that makes round-the-clock response possible — and it changes what you pay.

  • $110/hr from arrival — no service call fee, no travel charge, on every visit to every building on the list

Round-the-clock response is the one thing we do not sell by the hour to anyone who calls. At 3am it only works if the building is already known to us — the layout, the shut-offs, the history of what failed last winter. That is why it comes with an agreement and not without one.

The Paperwork Your Office Needs

Nobody gets added to an approved vendor list on the strength of good drain work alone. Here is what goes to your office before the first visit.

Certificate of Insurance

Commercial general liability, issued to your office, with the property named as additional insured where your policy requires it. Sent before we attend, renewed without being chased.

WSIB Clearance & Licensing

A current WSIB clearance certificate and licensed plumber credentials on file. Ankor Ltd. is an Ontario corporation, OCN 1000623750, trading in the GTA since 2013.

Invoices Built For Allocation

One invoice per building, itemised by unit, carrying your work order or PO number — so the cost lands against the right property and can be passed through without a phone call to reconstruct it.

Photo & Video Record

What we found, what we did, and the condition of what we did not touch. Useful when a tenant disputes the cause, when an insurer asks, and when the board wants to see where the money went.

Do you work with property management companies and condo corporations?

Yes. We currently maintain 10+ residential buildings across the Greater Toronto Area for property managers, landlords and condo corporations — emergency callouts, scheduled maintenance, unit turnovers and drain work. Several of those buildings have been with us since the company started in 2013.

What do you charge for buildings?

Buildings on a service agreement are billed $110/hr + tax from the moment we arrive, with no service-call or travel fee. Without an agreement the rate is our standard one: $160 + tax for the service call, covering travel and the first hour, then $110/hr. Larger work — replacements, installs, excavation — is a fixed written quote after a walkthrough, and the walkthrough is free. See rates in full.

How fast do you respond to an after-hours emergency?

Buildings on a service agreement get round-the-clock callout — any hour, weekends and holidays included. Buildings without an agreement are handled same-day during working hours. We keep it that way deliberately: at 3am the response is only worth anything if we already know the property, so it comes with the agreement.

Can you invoice per building and per unit?

Yes. Invoices go out per building, itemised by unit number, with your work order or PO reference on the document, so the cost can be allocated to the right property and passed through where your management agreement allows it.

Do you provide a Certificate of Insurance and WSIB clearance?

Is there a minimum portfolio size?

No — a single building is enough to open an agreement. We stay deliberately small so the same crew keeps servicing the same properties. That is the whole reason you get one point of contact instead of whoever the dispatcher had free that morning.

Do you handle unit turnovers on a schedule?

Yes. Turnovers are booked around your leasing calendar, and we do several units in one visit where the schedule allows — fixtures, angle stops, supply lines, tub and shower valves. Each unit comes back with a written note of what was done and what it needs next.
